Mundays Advise Octagon Developments Limited - June 2004

 

MUNDAYS, the Surrey Solicitors recently advised recently advised Octagon Developments Ltd, on its acquisition of Wall Hall Campus at Aldenham in Hertfordshire.

The site, which will be developed into 124 houses and apartments, includes a Grade 2-listed manor house and 55 acres of parkland which was originally laid out in the 18th Century by the renowned landscape architect Humphrey Repton. The manor house, which will be converted into apartments with the remainder of the dwellings replacing redundant 1960's buildings, was home to the American Ambassador during the Second World War.

There were a number of conditions that needed to be satisfied between exchange and completion. These included the obtaining of a planning permission which required a public inquiry, procuring vacant possession of a number of areas subject to third party occupations, and obtaining the consent of the County Council and Secretary of State under the Green Belt (London and Home Counties) Act 1938. The sale took five and a half years to come to fruition, with contracts having first been entered into between the parties in December 1998.

The Vendors were advised by Cambridge firm Mills & Reeve led by Sandra Bearcroft, an associate in the firm's real estate team with the planning aspects of the deal being dealt with by Daniel Farrand.
